Why this exists

Deferred maintenance is not saving money. It is financing a roof at a terrible rate.

Roofs almost never fail all at once. They fail at a detail — a clogged drain, a lifted flashing, an uncaulked pitch pan — and then water sits in the insulation for two or three years quietly destroying the deck and the R-value. By the time it shows up on a ceiling tile, a repair that would have cost a few hundred dollars has become a section replacement.

Nearly every manufacturer warranty also requires documented maintenance. Owners regularly discover, at the exact moment they need to file a claim, that nobody kept the record and the coverage is unenforceable.

What is included

The scope of a Badger roof maintenance agreement

Semi-annual roof inspection

Spring and fall walks of the full roof area — field membrane, every seam and termination, every penetration, curbs, drains, and edge metal — documented with dated photographs located on a roof plan.

Drain & waterway clearing

Drains, strainers, scuppers, overflows, gutters, and downspouts cleared of debris. Blocked drainage is the most common cause of premature commercial roof failure, and it is entirely preventable.

Minor repairs included

Sealant renewal at terminations and pitch pans, re-securing loose fasteners and edge metal, small punctures, and re-caulking of counterflashing — done on the visit, not quoted as a change order afterward.

Debris & damage removal

Removal of tree limbs, abandoned equipment, dead vegetation, and construction debris left behind by other trades, all of which puncture membranes and hold water.

Rooftop trade damage check

Inspection of work other contractors have done on your roof since our last visit — new conduit, new units, new penetrations — which is where a surprising share of new leaks originate.

Warranty compliance record

Documented maintenance is a condition of nearly every manufacturer roof warranty. The agreement produces the record that keeps that warranty enforceable if you ever need to make a claim.

Post-storm inspection

A priority walk after a significant hail or high-wind event, with the documentation an insurer will require — and, just as importantly, a dated pre-storm condition record to compare it against.

Annual roof asset report

One document per building: current condition, work performed, remaining estimated service life, and a recommended capital replacement year with a budget range. This is the deliverable that makes capital planning possible.

Three levels, priced by roof area and complexity

Pricing depends on square footage, roof height and access, the number of penetrations and rooftop units, and how many buildings are on the schedule. Every agreement is quoted after a baseline assessment, because pricing maintenance on a roof nobody has inspected is guesswork.

Essential

One inspection per year, plus drain clearing and a written photo report, with minor sealant repairs included. Suited to newer roofs still inside a manufacturer warranty period with straightforward drainage.

Standard

Two inspections per year, spring and fall, plus drain and waterway clearing, included minor repairs, debris removal, rooftop trade damage checks, and the annual roof asset report. The right level for most commercial buildings.

Comprehensive

Two scheduled inspections plus post-storm response, priority scheduling on emergency calls, a moisture survey on a set interval, and a multi-building capital forecast. Built for portfolios, campuses, and districts.
